Municipal Homes Environmental Investigation
PEI conducted Phase 1-3 environmental site assessments (ESA), prepared a Risk Assessment and Soils Management Plan (SMP) and provided asbestos removal monitoring and SMP implementation oversight services for the development of an approximately 20-acre site. Additionally, PEI oversaw the removal and closure of four 20,000-gallon underground storage tanks (USTs). The property contained 71 multi-story residential units which were demolished and made into single-family houses and a park.
The soils investigation program identified the presence of semi-volatile organic compounds (primarily PAH’s) and metals at levels above regulatory guidelines. A Phase 3 ESA was conducted to further define the limits of contamination and a risk assessment was also performed. As a result of the ESAs, PEI prepared a Soils Management Plan (SMP) for the site wwhich allowed for redevelopment.
